Overview - Midtown Renaissance Project
Boundaries: E. Ferry / Main Street / E. North Street / Jefferson
Mission:
To jump start housing rehabilitation in a neighborhood on the fringe of downtown Buffalo that has significant public and private investment (ArtSpace, City Honors School, Performing Arts School) and undervalued housing with construction quality no longer available to the middle class.Goals:
- Use historic buildings to spur sustainable neighborhood economic development through adaptive reuse
- Stabilize streets
- Preserve existing affordable housing which costs less than building new housing and is energy and resource efficient ("green")
- Act proactively - instead of reactively - to save buildings
- Through publicity about successful adaptive reuse, educate the public about the inherent value of historic architecture, i.e., construction quality no longer available to the middle class, and the contribution to quality, livable, and authentic neighborhoods
- Through publicity about successful adaptive reuse, educate the public about the positive contributions of preservation, i.e., spurring economic development (instead of causing obstruction)
Building and institutional anchors:
- North:West: ArtSpace
- South: City Honors School
- West: Performing Arts School
- 12 churches
Geographical assets:
- Across the street from ArtSpace on Main Street is a gas station, restaurant and grocery store
- West boundary adjoins Allentown
- Northern boundary is a few blocks from the Buffalo Niagara Medical Campus
- Rapid Transit Stations near the northern and southern borders at Main/Best and Main/Utica
- Downtown Buffalo is short minutes away using a Rapid Transit train or autos
- Undervalued housing housing, much in need of rehabilitation, that should increase dramatically in value as the neighborhood attracts investors
